  • Seller/Buyer Full Home inspection  -  
    • ​Visual representation of current home condition.
    • Includes Thermal Imaging at no additional charge. 
    • ​requires approximately 3 hours
    • Radon Measurement is $50 off when completed at the time of the inspection. 
    • Includes "We'll Buy Your Home" Guarantee at no additional charge.
    • Water Quality tests for Arsenic, Nitrates, Nitrites, E-coli and Total Coliform can be performed at additional charge. ​
  • Well and Septic Inspections performed by Third Party Licensed, bonded and Insured Plumbing Company. Additional fee applies. Call for pricing.
  
  • Walk-Through PLUS Home Inspection  - 
    • Includes walk-through and verbal discussion when reviewing a home prior to closing and then the full home inspection after closing. This option is usually chosen when you make the decision to purchase without a home inspection contingency, but still want as many facts as possible to make financial decisions. 
      •  We do not recommend making an offer to purchase without the contingency of a Full Home inspection. There can be many items of concern found during a full inspection, that even the current owner is not aware of. However, certain market conditions, especially when there is limited inventory, can make a non-contingent offer look more favorable to a seller. In this instance, you should still protect your financial future with the benefit of a full inspection.

  • Infrared Thermography 
    • Stand-alone Thermal Imaging of Home with report of findings 

     When we use this technology to inspect a home, we are not just scanning the home with the IR camera. We are double checking the temperature technology of the IR camera with moisture reading equipment, as well. No one tool gives the complete picture that you need to protect your investment. Using Infrared technology, in conjunction with moisture measuring technology and then applying the Building Science knowledge from our 30+years in the home building industry, we will give the most complete picture of your home that we can. We pride ourselves on not just stopping when an issue is found, and reporting it, but further looking for the "WHY". Why is there an issue? What is causing it? What are the next steps for the homeowner?

  • Radon Measurement
    • With Home Inspection reduced rate
    • Stand Alone Radon Measurement
      • Use of a calibrated CRM device (Continuous Radon Monitor)
      • Requires 48 hours of air sampling minimum
      • When chosen with a home inspection, this can be started prior to the inspection and completed at the same time of the completion of the inspection or started at the inspection and picked up after the inspection​​
     * Water Quality Sampling Only:   
            Water Quality testing is the collecting of two samples of well water and having analysis completed at a certified lab. The results usually take less than a week to be returned. 
     Your report will include;
          * A summary of concerns.
          * All actual measurements. At a minimum, testing will include; Total Coliform and E-Coli, Nitrate and Arsenic.
          * Health concerns based on findings
          * "Next Steps" helpful for what to do after the test.
          * Nearby Water Quality information.

Items we can test for include:
      Metals, Arsenic, Lead, Non-Metal Inorganics, Nitrate, Nitrite, Microbiology, E. coli, Total Coliform

    * This is not a complete test of the entire well system, but that could be arranged upon request.
  • Home Maintenance inspection  -  
    • ​Includes all of the same items included with a complete Pre-Sale Inspection with a focus on maintenance 
    • requires around 4 hours
    • Includes Infrared Thermography at no charge
    • On completion of the inspection, we will work with you to develop a comprehensive Home Maintenance Plan to help you maintain the home condition and maximize its's value for the life of the home.

      * 4 Point Inspection  - 
                ​* ​includes Roof, Electrical, Plumbing, and HVAC ONLY
     * WDO Inspection (Wood Destroying Organisms)
                 Includes HUD (Housing and Urban Development) form NPMA-33, and many photos of inspected areas, as well as
    identification of moisture related issues that might be a leading factor in why these insects are attracted to your home.       
               
     * Seasonal Residence Monitoring and Service
                BASIC: (monthly rate or discount for annual agreement)
                     * We will visit weekly to visually review for safety concerns, power outage, break-ins, fallen trees, or other issues that could potentially lead to further damage.  Time and Date Stamped pictures of the visit will be made.
               
               PREMIUM:  You choose the level of additional monitoring!   
                   A Premium package would include all items in BASIC monitoring and additional services of your choosing.
                          Examples of additional services would be;
                               *Review of outbuildings or watercraft
                               *Monitor of electric meter values or monitoring of LP gas level.
                               *Coordination of services if needed(Power company, Propane, etc.)
